Your Impact
The Pre-construction Manager is responsible for leading and managing all preconstruction activities for assigned projects in their region, providing expert estimating, planning, and constructability support prior to project execution. This role ensures accurate, complete, and well-conceived preconstruction deliverables while supporting client decision-making, risk management, and successful project handoff to operations.
Your Day-to-Day Responsibilities
- Demonstrate mature knowledge of construction pricing and cost drivers.
- Develop detailed and conceptual estimates for Exterior Envelope, Civil, and Structural scopes; or Mechanical and Electrical scopes depending on discipline.
- Develop cross-discipline knowledge to support holistic estimating and constructability input.
- Maintain established relationships with subcontractors and vendors and leverage market knowledge while estimating.
- Apply a strong understanding of local market conditions and their impact on pricing, labor availability, and procurement.
- Serve as a super user for preconstruction and estimating applications and tools.
- Support development of project schedules by providing accurate duration and sequencing input.
- Coordinate and manage estimating teams, establishing preconstruction work plans, deliverables, and responsibilities.
- Present preconstruction deliverables confidently to internal stakeholders and external clients.
- Provide leadership and supervision of all required preconstruction deliverables.
- Lead quality control reviews to ensure all estimates, narratives, and deliverables are accurate, complete, and well-conceived.
- Apply company risk management procedures including bonding, insurance strategies, and Subguard requirements.
- Develop, review, and provide input on project purchasing plans and subcontract bid packages.
- Coordinate closely with operations leadership to ensure smooth transition from preconstruction to execution.
- Travel to job site as needed
Qualifications
- Minimum 8 years of progressive experience in construction estimating, preconstruction, or project management.
- Proven experience leading preconstruction efforts on complex construction projects.
- Experience managing estimating teams preferred.
- Advanced knowledge of construction estimating, pricing, and market conditions.
- Strong leadership and supervisory skills.
- Excellent communication and presentation abilities.
- Proficiency with preconstruction software and estimating tools.
- Ability to manage multiple preconstruction efforts concurrently.
- Strong analytical and problem-solving skills.
- Bachelor’s Degree or equivalent experience in Construction or Data Center build outs (Infrastructure, Low Voltage, or Electrical).
- Professional estimating or construction certification preferred.
- Must possess a high school diploma or GED
- Demonstrated commitment to quality, accuracy, and ethical business practices.

Physical Demands and Work Environment
Employees must be able to hear, speak, and communicate effectively. Work occurs in data center environments with potential exposure to electrical hazards, noise, and varying temperatures. Flexible hours, including nights and weekends, may be required.
Physical requirements include bending, stooping, squatting, crawling, climbing, kneeling, balancing, pushing, pulling, and reaching overhead. Must lift at least 50 lbs, raise arms above shoulder level, and perform overhead work for extended periods. The ability to climb and carry ladders (up to 12 ft), navigate stairways, and work at heights up to 90 ft using ladders, scaffolds, or lifts is essential.
Employees must access restricted areas (e.g., switchgear rooms, vaults, tunnels, crawl spaces) and wear full PPE. Good vision and hearing (normal or corrected) and accurate color identification are required. Some projects may lack food facilities, so bringing meals and snacks is necessary.
